Asking price per sqft by area
Sorted from most to least expensive by median. The gap between the 25th and 75th percentile is the practical negotiation range inside that area.
| Area | Listings | Median AED/sqft | 25th pct | 75th pct | Median price |

How this is calculated
Price per square foot = asking price divided by internal saleable area, computed per unit and then aggregated, so large units do not dominate the average the way a simple mean would.
Only live, active inventory is included. Units with an implied rate below AED 200 or above AED 20,000 per sqft are treated as data errors and excluded, and areas with fewer than 15 live units are excluded so the percentiles stay stable.
These are asking prices, not registered transaction prices. Read them next to the off-market discount index to see how far asking prices usually move before a deal closes.
