1. Agreement to Terms

By accessing or using the services of ONKAR REAL ESTATE L.L.C (trading as "Aumra"), you agree to be bound by these Terms of Service. If you disagree with any part of these terms, you may not access our services.

2. Services Description

Aumra provides real estate brokerage services, including:

• Property consultancy and sales (off-plan, ready, and resale)
• Property search and matching services
• Transaction facilitation and support
• Market analysis and investment guidance
• Agent partnership programs

3. Registration and Account

When you create an account with us, you must:

• Provide accurate, current, and complete information
• Maintain the security of your account credentials
• Promptly update any changes to your information
• Be at least 18 years of age or the age of legal majority in your jurisdiction

4. Property Transactions

For property transactions through our platform:

• All property information is provided in good faith but subject to verification
• Prices, availability, and specifications may change without notice
• Final terms are subject to developer agreements and applicable laws
• Commission rates and payment terms are agreed upon separately
• Due diligence is the responsibility of the buyer

5. Agent Partnership Terms

For real estate agents joining our platform:

• Must hold valid RERA certification and broker card
• Must comply with all applicable real estate regulations
• Must maintain professional conduct and ethics
• Access to platform tools subject to performance metrics

Agent Commission Structure

Commission rates on agent-sourced leads are performance-based. Agents can earn up to 70% commission on their own leads.

Company-sourced leads are subject to a 50% commission structure. Full commission details are shared during onboarding.

6. Intellectual Property

The content, features, and functionality of our website are owned by ONKAR REAL ESTATE L.L.C (trading as "Aumra") and are protected by international copyright, trademark, and other intellectual property laws. Property images and developer materials are used with permission.

7. Prohibited Activities

You agree not to:

• Use our services for any unlawful purpose
• Impersonate any person or entity
• Interfere with or disrupt the services
• Attempt to gain unauthorized access to our systems
• Copy, modify, or distribute our content without permission
• Use automated systems to access the website

8. Disclaimers

Our services are provided "as is" and "as available." We make no warranties, expressed or implied, regarding:

• The accuracy or completeness of property information
• The availability of specific properties
• Investment returns or property value appreciation
• Uninterrupted or error-free service

9. Limitation of Liability

To the maximum extent permitted by law, ONKAR REAL ESTATE L.L.C (trading as "Aumra") shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits or revenues arising from your use of our services.

10. Governing Law

These Terms shall be governed by and construed in accordance with the laws of the United Arab Emirates, without regard to its conflict of law provisions. Any disputes shall be subject to the exclusive jurisdiction of the courts of Dubai.

11. Changes to Terms

We reserve the right to modify or replace these Terms at any time. If a revision is material, we will provide at least 30 days' notice prior to any new terms taking effect. Continued use of our services after changes constitutes acceptance.
