An off-market property is a unit being sold without a public portal listing. In Dubai this usually means an owner who needs a fast exit, an investor offloading an off-plan unit before handover, or a developer resale allocation circulated only through broker networks. Because there is no open competition, the asking price is often below the market, below comparable resale listings, or paired with buyer incentives like DLD fee waivers and flexible payment plans.
They are real, but the label is abused. A genuine distress deal is one where the seller has a deadline: a payment plan they cannot service, a visa or relocation timeline, or a leveraged exit. We only publish deals where we can see the price gap against the original developer price or verified resale comparables, and we show that gap on the card.
It varies. Most sit between 5 and 15 percent below comparable resale, and a smaller group of genuinely urgent sales go deeper. Every card shows the discount against the original developer price, the current market comparable, or both, so you can judge it yourself rather than trust an adjective.
