Aumra is a data-led Dubai real estate advisory platform operated by ONKAR REAL ESTATE L.L.C., a RERA-licensed brokerage in Dubai, United Arab Emirates (Dubai trade licence 1585712, RERA ORN 59035). We source, underwrite and publish Dubai inventory, off-plan launches, ready and resale stock, and off-market seller positions that never reach a public portal, and we advise investors and end users through purchase, financing, ownership and exit.
Judgment-based inputs in our published research, developer tiering above all, are reviewed and signed off by Pulkit Ganjoo, Chief Executive Officer, RERA broker BRN 93451. We earn commission on transactions we broker, including inventory we score and publish; our methodology is public so any figure can be checked independently.
The problem with buying Dubai property on public information
Dubai is one of the most transparent property markets in the region at the registry level and one of the least transparent at the point of purchase. Transactions are published by the Dubai Land Department, but the inventory a buyer actually sees is a layer of duplicated listings, stale asking prices and units posted at several prices by several brokers at once. Two buyers looking at the same apartment on the same day routinely see different numbers.
That gap is where money is lost. A unit that looks like a discount against a portal average may be at par against its own building. A community that looks liquid may have had four registered sales in a quarter. Neither is visible without doing the work of normalising and matching every record, which is the work we do before anything is published.
How we work differently
The same unit, counted once
A single Dubai apartment is often posted by six brokers at five prices. We match units on project, bedrooms, saleable area and price, and collapse them into one record. Every count, median and discount we publish is per unit, not per posting.
Structure before opinion
Seller messages arrive as free text and brochures as PDFs. We extract project, community, bedrooms, area, original purchase price, current asking price and payment-plan status into the same fields for every unit, and keep the raw source text attached, so any figure can be traced back.
Evidence, not enthusiasm
A property score reflects how liquid and how well-evidenced a position is: comparable volume, price dispersion, growth-corridor proximity, developer delivery record and handover horizon. Developers with a documented delivery or handover problem are penalised rather than promoted.
Silence over invention
Where a sample is too thin to support a number, we suppress the number instead of publishing a confident-looking estimate. Communities below 5 live units and areas below 15 never appear in our aggregates.

What we will not publish
Credibility in this market is mostly a matter of what you refuse to say. We do not publish:
- Price forecasts or capital-appreciation projections
- Guaranteed returns or guaranteed rental income
- Fabricated testimonials, ratings or awards
- Claims of exclusivity over public Dubai Land Department data
- Net yields presented as if service charges were uniform across towers
Where a figure cannot be verified, we state the method and its limits instead of producing a number.
