Dubai Off-Market Discount Index
A daily measure of how far below original developer pricing Dubai off-market and resale inventory is actually trading. Built from live seller inventory we underwrite ourselves, broken down by community.
Discounts by community
Communities with at least five live off-market units. Discount is measured against the price the current owner originally paid, not an advertised list price.
| Community | Live deals | Median discount | Median asking price | Median AED/sqft |
|---|
How this is calculated
Every unit in this index is a real seller position we have received, parsed and normalised: project, community, bedrooms, size, original purchase price and current asking price.
Discount versus original price = (original price paid by the seller minus current asking price) divided by original price. Units asking at or above the original price are counted in the population but contribute a zero or negative discount, so the median is not inflated.
Duplicate postings of the same unit are collapsed before aggregation. Communities with fewer than five live units are excluded to avoid unstable medians. Figures refresh every day.
