One may average net profit across two years, another may annualise the most recent period, and a third may add back owner's drawings.     Can I get a mortgage in the UAE if I am self-employed?

    Yes. Most UAE banks lend to self-employed applicants who can evidence stable business income, usually with a trade licence held for at least two years plus six to twelve months of bank statements. Loan-to-value limits are the same as for salaried buyers.

    How do banks calculate income for a business owner?

    Lenders typically use net profit attributable to your shareholding, averaged over the available financial periods, and sometimes a percentage of bank statement credits. Policies vary widely between banks, which is why the same file can produce different affordability figures.

    What if my trade licence is less than two years old?
