25-year mortgages in the UAE

    Twenty-five years is the maximum tenure most UAE banks offer, and it is the simplest lever for reducing a monthly payment. Stretching a loan from 15 to 25 years cuts the instalment materially, which in turn lowers your debt-burden ratio and can be the difference between an approval and a decline.

    Age is the binding constraint. Lenders require the loan to be fully repaid by 65 for salaried applicants and 70 for self-employed, so a 42-year-old salaried buyer is capped at 23 years regardless of the product on offer. Check your maximum tenure before you build a budget around a 25-year payment.

    The trade-off is total interest. A longer term costs more across the life of the loan, but UAE mortgages allow partial prepayments each year within the settlement-fee cap, so many buyers take the 25-year term for approval headroom and then overpay when cash allows.
