Sell a mortgaged property in Dubai
An outstanding mortgage adds steps, not obstacles. The loan must be settled and the bank's mortgage released before the Dubai Land Department will transfer title, and the sequencing depends on whether the buyer is paying cash or borrowing.
The usual route is a blocking arrangement: the buyer settles your outstanding balance directly with your bank, the property is blocked in their favour at the DLD, the bank releases its charge, and the transfer completes. Where the buyer also needs finance, the two banks coordinate, which typically adds a fortnight.
Start with a liability letter, valid for a short window and stating the exact settlement figure. Getting it early, and factoring the early settlement fee into your net proceeds, prevents the timeline surprises that derail otherwise clean deals.

Sell a mortgaged property, common questions
Can I sell a property in Dubai that still has a mortgage?
Yes. The outstanding loan is settled from the sale proceeds, commonly by the buyer under a blocking arrangement, and the bank's charge is released before transfer.
How long does a mortgaged sale take?
Roughly three to four weeks with a cash buyer, and around six weeks when the buyer is also arranging finance.
