Wealth, before the wrist / Aumra editorial
Before you buy
that Rolex.
A little economics. A little psychology. A grown-up conversation about enjoying luxury without borrowing from your future.
The idea in one sentence
Build the life that can afford the watch. Then buy the watch.
This is not a lecture against nice things. It is a case for buying them in the right order. Some watches appreciate, property carries risk, and a studio deposit is not a fully paid apartment. Let us keep all three truths in the room.
Put your own numbers beside the temptation01 / The real question
Before you buy that Rolex, buy yourself some options.

Enjoyment today
Craftsmanship, identity, a personal reward.
Options tomorrow
An asset plan, potential income, room to choose.
You have worked hard. The bonus has landed. You have watched the reviews, tried the watch on and imagined the quiet little moment when someone notices it. None of that makes you foolish. A beautiful object can be a reward, a memory and a piece of craftsmanship you enjoy every day.
But before you buy it, ask a slightly uncomfortable question: am I celebrating wealth I have built, or buying the appearance of wealth I am still trying to build? The same watch can be a perfectly sensible purchase for one person and a very expensive interruption for another. The difference is not taste. It is the balance sheet behind the wrist.
This is not an argument for becoming the richest person who never enjoyed a Saturday. It is an argument about sequence. Build a financial base. Give it time to work. Then buy the things you love without asking your future self to subsidise them. Assets before upgrades, not assets instead of living.
If you already have reserves, a diversified portfolio and a funded long-term plan, enjoy the watch. This article is for the first-time investor whose luxury budget is also their entire investment budget. For that person, a pause can be worth more than a discount.
02 / Answer the search honestly
Is a Rolex a good investment? Sometimes. That is not the same as a wealth plan.
Some Rolex models retain value exceptionally well. Some have appreciated. Others have fallen from a price paid at the wrong point in the cycle. BCG's March 2023 research documented strong historical performance for selected leading watch brands, but also a decline in prices during 2022. A selected collection of desirable watches is not every Rolex, and a historical index is not the amount a dealer will offer for yours today.
Your result depends on the reference, purchase price, condition, authenticity, provenance and selling route. Dealer spreads, servicing, insurance and the risk of theft belong in the calculation. An asking price online is not a completed sale. Buying above retail because everyone expects prices to keep rising can turn a lovely object into an anxious position.
A watch normally produces no cash income while you own it. Its financial return relies on what the next buyer pays, after costs. That does not make it worthless. It means enjoyment and investment are two different reasons to buy, and you should know which one is doing the talking.
An apartment can produce rent, but it is no automatic winner either. Its price can fall, the tenant can leave and a repair can erase several months of income. The useful comparison is not 'Rolex bad, property good'. It is 'what job should this money do at this stage of my life?'
03 / The psychology
The upgrade is visible. The opportunity cost is not.
Someone else's car is public.
Their balance sheet is private.Compare your choices with your plan, not their feed.
A watch gives you a reward now. An investment offers an uncertain reward later. That asymmetry makes the watch easier to want. The showroom supplies the lighting, the story and the feeling. Your future emergency fund has a much worse marketing department.
Economists call the value of the best alternative you give up an opportunity cost. If AED 100,000 leaves your account, the cost is not only AED 100,000. It is also the savings buffer, business capital or investment contribution that money could have been. You do not lose all those alternatives at once. You lose the best feasible one for you.
There is also the comparison problem. Someone else's car is public. Their mortgage, inheritance and savings rate are private. Copying the visible part of another person's life without knowing the invisible part is a poor financial model. A luxury purchase should fit your own finances, not the spending habits of the loudest person in your feed.
Try a 30-day pause. Write down why you want the item, its all-in cost and what you would do with the money instead. If you still want it and your plan remains intact, buy deliberately. If the urge weakens when the audience disappears, you have learned something useful at no cost.
04 / The studio reality check
A Rolex budget might start a property plan. It does not necessarily buy a studio.

An illustrative AED 600,000 studio
- First payment
- AED 120,000
- 4% registration
- AED 24,000
- Still to fund
- AED 480,000
Opening cash: AED 144,000, before other costs.
This is where financial content often cheats. It compares the full price of a watch with the first instalment of a much more expensive property, then acts as if both purchases are finished. They are not. A small booking payment is the beginning of a liability schedule, not a fully paid income-producing asset.
Take a hypothetical AED 600,000 studio, not a live listing or a claim about today's entry price. At a 20% first instalment, the developer payment alone is AED 120,000. Add a modeled 4% Dubai registration fee, AED 24,000, and the opening cash requirement is AED 144,000 before other charges. Another AED 480,000 remains payable under the contract.
If your budget is AED 50,000, that does not become a AED 600,000 apartment through positive thinking. It can become part of a property fund. You may need to save longer, select a different asset, or keep the money in an appropriate liquid investment while you build capacity. Not buying yet is a valid outcome.
Ready property needs the full price at transfer, funded by your cash and any approved mortgage, plus costs. Off-plan spreads payments across construction but normally produces no rent until delivery and letting. Never assume a future mortgage or a quick resale will rescue a handover bill. Compare the actual schedule with income you can realistically rely on.
A two-minute money pause
What else could that money do?
Enter your discretionary budget after keeping emergency reserves. These are two separate illustrations, not promised returns or an available property offer.
After 20 years at this assumption
AED 265,330Illustrative gain: AED 165,330. No added contributions. Returns reinvested, before fees, taxes and inflation. This is not a property return model.
- 20% first developer payment
- AED 120,000
- 4% modeled registration fee
- AED 24,000
- Opening cash, before other costs
- AED 144,000
- Still owed to the developer
- AED 480,000
AED 44,000 short of this opening requirement. The remaining instalments still need a funding plan.
20% is an example, not a universal plan. No mortgage, rent or appreciation is included here. Administration, furnishing and other fees are excluded. An affordable first instalment does not make the entire property affordable.
Compare available properties05 / A lesson in economics
Time does not care how impressive your purchase looks.
Compounding is what happens when returns themselves earn returns. It is not a magic percentage promised by an advisor. It is a process that needs capital, time and, for income-producing investments, reinvestment. Rent you spend on holidays is useful income, but it is not being compounded in the same asset.
As a simple illustration, AED 100,000 growing at an assumed 5% annually becomes about AED 265,330 after 20 years before fees, tax and inflation. At 0%, it remains AED 100,000 in nominal terms. At a negative return, it shrinks. The arithmetic is reliable; the return assumption is not guaranteed. This example could describe a range of investments and is not a Dubai property forecast.
The early years are also when a habit forms. A one-off decision to postpone a luxury purchase matters. A decade of regularly buying assets before upgrading your lifestyle matters much more. Your savings rate, diversification and ability to stay invested through difficult periods can matter more than finding a fashionable 'best' investment.
Do not confuse leverage with compounding. Borrowing or a staged payment contract can increase the asset exposure supported by your current cash, but it can also magnify losses and create payment obligations. You still owe the bank or developer if the market disappoints.
06 / The Porsche at 50
The goal is not to postpone life. It is to stop financing every pleasure with work.

What rent might actually leave you
Gross rent is not spending money.
- Illustrative annual rent
- AED 42,000
- Service charges
- − AED 9,000
- Vacancy, management and maintenance
- − AED 6,000
- Remaining before tax and major repairs
- AED 27,000
Paid-off AED 600,000 apartment, assumed 7% gross yield. Illustrative costs, not a rental forecast.
A Porsche 911 can be a wonderful purchase. Some versions hold value unusually well, and certain collectible cars appreciate. Most cars still bring depreciation, insurance, servicing, tyres, parking and sometimes financing costs. A headline about a rare collectible is not a budget for the car you will drive to dinner.
Imagine reaching 50 with investments that contribute to your living costs. The reward is not necessarily a particular car. It is the ability to take a smaller client list, spend more time with family, refuse work you dislike or enjoy the car without worrying about the next payslip. Financial freedom is often less theatrical than social media suggests.
For a hypothetical paid-off apartment worth AED 600,000, an assumed 7% gross rental yield means AED 42,000 of annual rent. Subtract AED 9,000 service charges and an illustrative AED 6,000 combined allowance for vacancy, management and maintenance: AED 27,000 remains, or AED 2,250 a month on average, before tax, major repairs and selling costs. Actual rent is not paid like a salary every month, and actual costs vary.
That single apartment will not automatically pay for a 911, a retirement or an entire lifestyle. A portfolio may eventually cover more, but buying several apartments also concentrates risk. The lesson is direction: an asset can help fund future consumption. Consumption rarely helps fund future assets.
07 / Why Dubai enters the conversation
A serious candidate. Not a shortcut around investment risk.
Dubai deserves a place on a property investor's research list: a substantial rental market, international buyer demand, infrastructure and designated freehold areas open to foreign ownership. Knight Frank's Destination Dubai 2025 research discusses international investor interest and safety as an attraction. That helps explain demand; it does not insure your purchase price.
Dubai is often marketed as cheaper than global cities and offering higher yields. Those comparisons need matched neighbourhoods, property types, dates and costs. A small apartment on the edge of Dubai is not an apples-to-apples substitute for prime central London. A citywide gross yield is not the net return from your chosen unit. We do not turn a broad city narrative into a guaranteed bargain.
The cycle matters. Knight Frank's Q2 2025 review placed citywide prices 21.6% above their previous 2014 peak. Its Q4 2025 review described differing rental outcomes across communities and a large apartment supply pipeline. Those dated observations are a reason to examine supply and entry price, not to extrapolate yesterday's growth for the next 20 years.
For a multi-decade hold, look for a unit people can afford to rent, with a practical layout, credible management, manageable service charges and a location with durable demand. Review comparable completed transactions and actual rents. The building, floor, condition and purchase price can matter more than the city's headline.
08 / The unglamorous work
The right studio is not simply the cheapest studio.
The unit
Layout, condition, view and comparable rents.
The costs
Service charges, repairs and vacancy reserve.
The contract
Title or escrow, payment dates and obligations.
The exit
Time to sell, fees and a lower-price scenario.
Low entry prices can conceal high running costs, poor transport, weak layouts, difficult letting or future competing supply. Ask for the exact unit, not a representative image. On ready stock, inspect condition, tenancy terms, title and service-charge balances. On off-plan, verify developer and project registration, escrow details, the sale agreement and the entire payment schedule.
Dubai's escrow framework regulates project payments. It is not a guarantee of punctual handover, rent, resale price or freedom from loss. Construction delays can mean paying rent for your own home longer while still funding an investment that produces no income. Keep a contingency reserve separate from your purchase payments.
Run a bad-year budget: lower rent, a vacant period, a substantial repair, a delayed handover and a sale below your purchase price. If the plan survives only when everything goes right, it is not a wealth plan. It is a bet with an attractive brochure.
A long holding period does not make an illiquid asset liquid. You cannot sell the kitchen to fund an emergency. If you live outside the UAE, also consider foreign exchange and your home-country tax and reporting obligations. Get qualified legal, tax and financing advice where needed.
09 / Property is not the whole portfolio
You can choose neither the Rolex nor the studio.
Diversified funds, bonds, cash reserves, pensions and a business can all have a place in building wealth. Investor.gov describes asset allocation as a decision shaped by your time horizon and willingness and ability to take risk. A property advisor's enthusiasm should not replace that assessment.
For someone with a small starting balance, diversified liquid investments may offer a more practical beginning than one leveraged apartment. For someone with expensive debt, paying it down may come first. For someone whose career and existing wealth are already tied to Dubai property, buying another local unit may add concentration rather than resilience.
Real estate is tangible and can generate income, which many people find easier to understand. It is not inherently safer than every other asset class. Maintenance, leverage, location, supply and illiquidity are real risks. The sensible question is whether it improves your overall plan, not whether it wins an argument against a watch.
10 / Permission to enjoy it
There are stages for luxury. They are financial stages, not birthdays.
Stage 01
Stability
Protect your reserves and essentials.
Stage 02
Accumulation
Fund a long-term plan consistently.
Stage 03
Enjoyment
Buy what you love without undoing the plan.
Stage one is stability: build an emergency reserve, understand your debts and protect essential spending. Stage two is accumulation: contribute consistently to a diversified long-term plan and only take on a property contract you can fund. Stage three is enjoyment: let discretionary purchases sit alongside that plan instead of replacing it.
There is no universal age at which you deserve a Rolex. A 28-year-old with a robust balance sheet may be better placed than a 48-year-old buying on credit. Nor is every pleasure wasteful. A meaningful family holiday or a hobby that makes life richer can be worth choosing over a larger future account balance.
Consumer spending supports businesses and jobs. But what is useful for the economy in aggregate is not automatically the best use of your next dirham. You are allowed to be a consumer. You do not have to volunteer all your investment capital for the role.
A useful rule: fund the plan first, then enjoy the remainder without guilt. If the purchase empties your reserves, interrupts your savings habit or relies on debt you cannot comfortably carry, the answer may simply be 'not yet'.
11 / Your next move
The most grown-up flex is being hard to financially pressure.
Reserves first. Asset plan next. Upgrades after.
A sequence, not a ban on enjoying life.
Before you walk into the boutique, write down three numbers: liquid cash you can actually invest after reserves, monthly surplus you can sustain and the date you might need the money back. Those numbers tell you more about your next move than a waiting list ever will.
If property fits, compare available ready and off-plan options on the same basis: total cash committed, payment dates, likely net rent, service charges and a difficult exit scenario. A lower first payment is not a lower total price. A famous developer is not a substitute for checking the specific unit.
Our view is simple: buy the watch because you love the watch, not because you need it to prove the wealth. And if you are choosing between your first asset and your first status symbol, give the asset a fair hearing first. The goal is not to look rich sooner. It is to have more choices later.
Before either purchase
Four boxes worth ticking.
- My emergency reserves stay untouched.
- My essential spending and debt payments remain comfortable.
- I know the full commitment, not just the deposit.
- My long-term plan still works if the asset loses value.
