The short answer
Compare the same property segment, date, area measurement and currency basis before asking what a USD 10M budget buys in different cities. Floor area is only one part of the decision. Location, tenure, usable outdoor space, acquisition costs and your ability to purchase also matter. We are not displaying city price or size estimates until the official benchmarks are verified.

One budget does not mean one comparable property
A waterfront house, a central apartment and a newly built residence answer different needs. Putting them in one comparison can produce a striking chart without helping you choose. Begin by defining what you want to own and how you intend to use it.
Separate the budget for the property from the budget for acquiring and preparing it. If one city’s illustration includes furnishing and transaction expenses while another shows only the purchase price, the comparison is not like for like. Local costs need their own current, sourced treatment.
The right starting brief includes the dwelling type, location standard, usable space and intended use. A seasonal base, a main family home and a long-term holding should not all be judged by the largest theoretical floor area.

Be precise about the price evidence
For Dubai, use the relevant DLD transaction evidence rather than an unrelated asking-price average. For the other cities, identify the appropriate official registry or statistics-office series and read its methodology. Not every official series is granular enough to describe an ultra-prime address.
Check the reporting period, property type, sample and geographic boundary. A citywide apartment median cannot establish the price of a specific trophy home. A small set of exceptional transactions can also differ markedly from the stock a buyer can actually acquire today.
Keep transaction evidence distinct from current availability. Historical records can support the pricing discussion, but they do not prove that a matching home is for sale. Our comparator will keep its evidence basis visible rather than presenting an area illustration as a live listing.

Measure the same kind of space
Price per square foot is meaningful only when the denominator is understood. Ask whether a source measures internal floor area, gross area or another basis. Record how terraces, shared space, parking and land are handled. Do not silently compare measurements that describe different things.
For houses, distinguish the plot from the building. A large plot offers a different benefit from a large interior. For apartments, layout efficiency and private outdoor space can change how a stated floor area feels. The number alone does not describe the home’s utility.
A scaled-area visual should therefore be treated as an illustration based on a documented benchmark. It is not a floor plan or a promise that a dwelling of that size can be found at your budget. Where measurement methods differ materially, show the limitation rather than forcing a neat ranking.
What to check
- Comparable dwelling type and geographic segment
- Reporting period and sample definition
- Internal or gross area basis
- Treatment of land and private outdoor space

Keep currency and ownership questions visible
Record the exchange-rate source and date alongside any converted benchmark. If prices and currency conversions come from different periods, explain that choice. A change in exchange rates can alter a cross-city illustration without any change in local property values.
Separately ask qualified advisers to confirm purchasing eligibility, the proposed ownership form and applicable transaction obligations in each jurisdiction. Those questions depend on the buyer’s circumstances. A favourable floor-area comparison does not establish a right to buy.
Also consider how the home fits your life: travel patterns, family needs, servicing and the amount of administration you want to take on. These are brief questions, not claims that one city is universally better than another.

Use the comparison to sharpen a real shortlist
The useful output is not “this city wins”. It is a clearer statement of what the budget should deliver: a particular location, layout, privacy level and standard of property. Then test those requirements against real homes, current documents and transaction evidence.
For a Dubai shortlist, separate asking price from the evidence supporting it. Note the property’s condition, plot, built-up area and any material difference from the transactions used for comparison. A city benchmark should never be presented as a valuation of the selected residence.
We can use your budget and requirements to prepare a considered Dubai search while your advisers review the wider comparison. The numerical city chart and selected homes remain unavailable until their respective evidence and inventory are checked.

Common questions
Why not compare average city prices?
A broad average may combine locations and dwelling types unrelated to an ultra-prime purchase. Use a defined segment and disclose when official data cannot support that level of detail.
Does more floor area mean better value?
Not by itself. Measurement basis, location, condition, tenure, outdoor space and the way you intend to use the home all need consideration.
Are the illustrated areas available homes?
No. A benchmark-based area calculation is an illustration. A live shortlist requires separate inventory and property-level checks.

Can I enquire on behalf of a principal?
Yes. Tell us who is enquiring and include the practical requirements you want us to consider.
Is this legal, tax or investment advice?
No. This is general guidance. Eligibility and transaction-specific advice need confirmation from qualified professionals.
