Superyacht berths in Dubai, ranked by maximum length

A waterfront address is only the beginning. The berth must fit the yacht.

    The short answer

Choose the berth before choosing the waterfront home. Yacht length, beam and draft all need to fit, but so do the approach, shore services and the terms of use. A waterfront villa does not, by itself, establish a right to berth a yacht. A reliable ranking needs current written confirmation from each marina operator; we are not publishing an unverified maximum-length table.

Start with the yacht, not the postcode

A property search might begin with Palm Jumeirah or another waterfront address. A yacht search should begin with the vessel specification. The useful question is not simply whether a marina welcomes superyachts. It is whether it can accommodate your particular yacht, at the time you want to use it, on acceptable terms.

Ask the captain to prepare one specification sheet: length overall, maximum beam, operating draft and any requirements that affect manoeuvring or access. Keep the source of each measurement with the sheet. Brochure dimensions, a lightly loaded draft and the vessel’s actual operating condition should not be treated as interchangeable.

Then add the operating brief. Will the yacht remain in Dubai throughout the season, move between destinations, or visit only when the owner is in residence? A berth that works for an occasional call may not be the right long-term base. This distinction belongs in the first enquiry, not after a home has been selected.

    What to check

    • Captain-approved vessel dimensions
    • Expected arrival, departure and occupied periods
    • Crew, provisioning, power and servicing requirements

Maximum length is only the first filter

A published maximum yacht length tells you something about a marina’s stated offering. It does not necessarily confirm an available berth, a suitable approach or a fit for every yacht below that length. Beam and draft must be checked separately. So must the route from open water to the actual berth.

Ask the operator to address the specific berth and approach rather than giving a general description of the marina. The captain should review any depth information, turning constraints and arrival procedures relevant to the vessel. We do not infer safe navigation from a property photograph or a map pin.

The Berth Finder is a way to organise this enquiry. Until the reference register contains sourced, dated dimensions, it will not call a marina a confirmed match. Even after a dimensional match, operational approval and availability remain separate checks.

Separate the home from the berth rights

Waterfront describes the location of a home. It does not explain who controls the water beside it, what mooring is permitted or whether access transfers with a sale. An advertisement mentioning a jetty should prompt a document enquiry, not an assumption about yacht capacity.

For each residence, request the documents that describe any mooring arrangement and ask who can confirm them. Distinguish an attached private facility from a separately contracted marina berth, shared community access and a marina that happens to be nearby. Those arrangements can offer very different day-to-day experiences.

The practical test is the whole journey. Consider the drive from the house, crew access, security, loading and the owner’s preferred arrival routine. A spectacular view can still be a poor operating base if each trip requires an inconvenient transfer.

Ask about the services you will actually use

A berth is part of a working operation. Ask about shore power compatibility, water, waste handling, security, provisioning and contractor access. Confirm which services are included, which are charged separately and which need an outside provider. Obtain the terms in writing for the intended period.

Crew arrangements deserve their own workstream. The yacht’s flag, travel plans and crew circumstances should be reviewed with the relevant authorities and qualified specialists. A marina’s commercial acceptance is not a substitute for entry or immigration confirmation.

Compare the complete proposal, not just a berth headline. The cancellation terms, temporary moves, maintenance access and conditions during an absence can matter as much as the base charge. None of those terms should be inferred from another owner’s experience.

    What to check

    • Written berth offer and availability
    • Services, exclusions and additional charges
    • Captain’s review of access and operating conditions
    • Separate confirmation of entry and crew requirements

Build two shortlists and join them

Keep a berth shortlist and a residence shortlist side by side. Each marina entry should show the vessel fit, the operator’s response, its date and any unresolved condition. Each home entry should show the address, access arrangement and the documents still needed.

Only join the two when the relationship is clear. If the berth is separately leased, make that explicit. If a home has a private facility, record the limits and supporting documents rather than describing it as unrestricted yacht access. Avoid making a home deposit depend on a berth that has only been discussed verbally.

The aim is a usable waterfront life, not simply a trophy address. We can take a captain-approved brief to the relevant operators and build a property search around the replies. Capacity rankings and selected homes will be added only when the underlying information is verified.

    Common questions

Does a waterfront villa automatically include a yacht berth?

Do not assume so. Ask for the specific access or mooring documents, the controlling party and confirmation that the arrangement applies to the yacht and proposed owner.

Can I choose a marina using yacht length alone?

No. Beam, draft, approach, services, operating conditions and availability must also be addressed. The captain and operator should review the actual vessel brief.

Why is there no maximum-length ranking yet?

A ranking needs current operator-backed evidence. We are keeping the numerical comparison unavailable until each capacity field has a source and date.

Can I enquire on behalf of a principal?

Is this legal, tax or investment advice?

No. This is general guidance. Eligibility and transaction-specific advice need confirmation from qualified professionals.
