Palm, Mayfair, Monaco and Sentosa: the price-per-sqft numbers you can actually trust

Monaco’s official 2025 observatory reports an estimated national transaction benchmark of EUR 57,569 per sqm, about EUR 5,348 per sqft on its saleable-area definition.

    The short answer

Monaco’s official 2025 observatory reports an estimated national transaction benchmark of EUR 57,569 per sqm, about EUR 5,348 per sqft on its saleable-area definition. Monte-Carlo is EUR 54,009 per sqm, not a Carré d’Or statistic. These are useful official benchmarks, but no verified Palm-frond-tip, Mayfair or Sentosa matched sample was obtained, so a four-address ranking would be misleading.

Monaco has a publishable benchmark, but read its definition

IMSEE’s 2025 Real Estate Observatory, published in February 2026, reports an estimated national price of EUR 57,569 per square metre. Monte-Carlo district is EUR 54,009 and Larvotto EUR 71,167. Monte-Carlo is not the same geography as Carré d’Or, so do not attach the narrower address label to the district number.

The 2025 model uses sales and resales with construction period in a linear regression, excludes villas and Monaco-Ville, and has area information for 427 of 470 properties in scope, or 90.9%. It is not a simple villa transaction average. Its published area basis includes balconies and loggias at 100% and roof terraces/gardens at 50% of their ground area, with wall-measurement conventions. It is not net internal floor space.

Dividing EUR 57,569 by 10.7639104 converts the unit to about EUR 5,348.33 per sqft. The conversion preserves the same saleable-area basis; it does not transform it into internal floor area or a Palm-villa comparable. Use it as explicitly qualified international context.

The apparent year-on-year comparison that would be wrong

The previous 2024 observatory reported a resale mean of EUR 51,967 per sqm, with area known for 314 of 365 transactions. The new 2025 observatory recalculates the historical series using its changed method and gives a recalculated 2024 benchmark of EUR 58,402 per sqm. These are different statistical series.

Do not divide 57,569 by 51,967 and publish the result as 2025 price growth. The current report explicitly warns that its values are not comparable with previous observatories’ resale-only method. A number can be officially published and still be the wrong number for a growth calculation.

The source also qualifies its price basis: deed amounts generally include applicable property VAT or transfer duties, while agency, notary, registration and transcription fees are excluded. Keep that treatment with the benchmark rather than presenting it as a universally net-of-cost purchase price.

Why the other addresses cannot honestly share one precise table yet

DLD’s transaction data distinguishes transaction size and property size, both in square metres, as well as area, project, type and amount. A villa’s plot-size denominator is not automatically its built interior. A Palm-wide record also does not by itself identify a frond tip. No verified frond-tip sample was obtained here, and the local transaction table is currently empty; that does not mean no Palm sales exist.

HM Land Registry’s Price Paid records contain registered sold-for-value transactions but do not supply measured floor area. A Mayfair per-sqft statistic needs a defined boundary and a separate auditable area match. URA’s Singapore search covers 60 months; new sales use developer options and resales/subsales use caveats, which are not mandatory. Land-area and strata-area denominators must stay separate, especially for Sentosa houses.

The useful negotiation test is therefore property-specific: price, transaction date, property type, title/tenure, plot versus building area, frontage, condition and the documented comparable differences. We will not substitute a citywide average for a frond tip or pretend an unextracted Sentosa sample is a verified price. The official Monaco benchmark is shown with its limits; the missing micro-location figures are not filled with guesses.

Use the benchmark as context, not a valuation

Apply any sourced benchmark carefully to the actual residence under consideration. Explain differences in plot, built space, condition and location. A broad benchmark cannot establish the fair price of a unique home on its own.

For a buyer, the useful output is a pricing discussion with transparent evidence and unresolved questions

    05 / The detail

Read a striking number with the right questions

When a comparison shows a very high price per square foot, first ask what sold and how its area was recorded. An exceptional transaction may involve attributes not shared by the rest of the location. It can be evidence of that sale without establishing a representative price for every nearby home.

Ask whether the study reports an individual transaction, a median, a mean or another measure. Those outputs answer different questions. The official source and method should be visible, and the reporting period should match the comparison rather than being selected after the result is known.

If the evidence cannot distinguish the required micro-location, resist filling the gap with a broader average. Explain the available geography and what cannot be concluded from it. A carefully bounded observation is more useful to a buyer than an apparently exact number attached to the wrong address.

The final comparison should let a reader trace each displayed figure back to its source and understand the mismatch, if any, between the benchmark and the proposed home. That transparency makes the study useful in a negotiation discussion without presenting it as a valuation or a prediction of future performance.

Who can show me verified price evidence for ultra-prime Dubai homes?

A licensed buyer representative working from recorded transactions, not asking prices. Aumra Private Office compares every shortlist against Dubai Land Department records, with Pulkit Ganjoo leading your brief personally.

    Common questions

Is EUR 57,569/sqm a Carré d’Or villa price?

No. It is Monaco’s 2025 estimated national model benchmark, excluding villas and Monaco-Ville. Monte-Carlo district is EUR 54,009/sqm and is not identical to Carré d’Or.

Can I calculate 2025 growth against the old EUR 51,967 number?

No. The 2025 methodology changed and recalculated history. Its 2024 comparison is EUR 58,402/sqm, not the earlier resale-only series.

Is this legal, tax or investment advice?

No. This is general guidance. Eligibility and transaction-specific advice need confirmation from qualified professionals.
