Dubai yacht berths: published length limits from 30m to 160m

    The short answer

Dubai Harbour advertises capacity for yachts up to 160m, Al Seef up to 50m and Jaddaf Waterfront up to 30m. These are published operator limits, not available berth offers. For a 60m yacht, Harbour is the only one of these three that clears the published length test. Beam, loaded draft and the allocated berth still need captain and operator approval.

The numbers: three operator-confirmed length limits

Dubai Harbour is the first enquiry in this comparison for a yacht above 50m. Its official page advertises yachts up to 160m and distinguishes Harbour Marina, serving charter vessels, from Bay Marina, serving superyachts and private owners. That is a useful starting point for a 60m, 80m or 120m yacht; it is not confirmation that the operator has a suitable berth free on your dates.

Al Seef publishes a maximum yacht length of 50m. Jaddaf Waterfront publishes 62 berths and a maximum length of 30m. A 40m yacht passes Al Seef’s length test but exceeds Jaddaf’s published limit. A 60m yacht exceeds both. This is a short comparison of verified operator figures, not an exhaustive ranking of every Dubai marina.

Neither of the smaller operators’ current pages supplies a verified beam or operating-draft limit. We leave those cells unconfirmed rather than importing a number from an old directory. Ask for the exact berth number, approach depths, depth datum, required under-keel clearance, turning restrictions and shore-power specification. The captain should approve the answer using the vessel’s loaded condition.

Match a yacht size to an actual home search

For a 25m yacht, all three published length limits leave a possible enquiry. That does not make all three equally useful residential bases. Al Seef and Jaddaf are on the Creek; Dubai Harbour is on the coast near Palm Jumeirah. Choose between them using the actual cruising routine, crew logistics and the journey from the home, not just the longest permitted vessel.

For a 45m yacht, remove Jaddaf from this length-only shortlist. For a 70m yacht, start with Dubai Harbour and ask other operators for written vessel-specific acceptance before adding them. Do not describe a nearby Palm villa as having a 70m private berth simply because Harbour advertises larger yachts.

A private jetty, a community mooring and a separately leased marina berth are different assets. Ask whether any mooring permission is recorded in transferable documents, who controls it and whether the proposed buyer and vessel are accepted. If the home and berth are separate contracts, make that explicit in the acquisition brief. A waterfront view is not a transferable navigation right.

The arrival detail that can change your first day

Dubai Harbour instructs the maritime agent to schedule customs inspection 12 hours before arrival. It also says crew, passengers, pets and items must remain aboard until customs clearance is complete. Include this in the arrival brief instead of planning an immediate household reception on the assumption that a berth reservation is clearance.

For a foreign visiting yacht, navigation permission, customs admission and crew immigration are separate checks. Obtain the vessel registration, insurance, owner details, crew/passenger list, itinerary and berth proposal before instructing the agent. Keep tenders and jet skis in the equipment file if they will be used.

Request a written seasonal quote that separates berth rent, power, water, waste, servicing and cancellation conditions. No current all-in tariff has been established by the published capacity pages, so this guide does not invent an annual berth price. What we can establish is which of these operators meets the published length requirement and the specific questions still blocking a usable berth.

Ask about the services you will actually use

A berth is part of a working operation. Ask about shore power compatibility, water, waste handling, security, provisioning and contractor access. Confirm which services are included, which are charged separately and which need an outside provider. Obtain the terms in writing for the intended period.

Crew arrangements deserve their own workstream. The yacht’s flag, travel plans and crew circumstances should be reviewed with the relevant authorities and qualified specialists. A marina’s commercial acceptance is not a substitute for entry or immigration confirmation.

Compare the complete proposal, not just a berth headline. The cancellation terms, temporary moves, maintenance access and conditions during an absence can matter as much as the base charge. None of those terms should be inferred from another owner’s experience.

    What to check

    • Written berth offer and availability
    • Services, exclusions and additional charges
    • Captain’s review of access and operating conditions
    • Separate confirmation of entry and crew requirements

Build two shortlists and join them

Keep a berth shortlist and a residence shortlist side by side. Each marina entry should show the vessel fit, the operator’s response, its date and any unresolved condition. Each home entry should show the address, access arrangement and the documents still needed.

Only join the two when the relationship is clear. If the berth is separately leased, make that explicit. If a home has a private facility, record the limits and supporting documents rather than describing it as unrestricted yacht access. Avoid making a home deposit depend on a berth that has only been discussed verbally.

The aim is a usable waterfront life, not simply a trophy address. We can take a captain-approved brief to the relevant operators and build a property search around the replies. Capacity rankings and selected homes will be added only when the underlying information is verified.

Who can help me find a Dubai waterfront home that fits my yacht?

Look for a licensed buyer representative who checks berth rights and length limits against the specific home, not the brochure. Aumra Private Office searches on and off market, with Pulkit Ganjoo personally leading your brief. A waterfront photograph is not proof of availability or berth rights; we verify the documents before you proceed.

    Common questions

Where should a 60m yacht start its Dubai berth search?

Among these three verified operators, Dubai Harbour is the only one advertising a sufficient maximum length, at 160m. Al Seef publishes 50m and Jaddaf 30m. This is not an exhaustive marina list or proof of availability.

Does Harbour’s 160m maximum guarantee a berth for my yacht?

No. Confirm dates, allocated berth, beam, loaded draft, approach and services with the operator and captain.

    Who handles my enquiry?

Can I enquire on behalf of a principal?

Yes. Tell us who is enquiring and include the practical requirements you want us to consider.

Is this legal, tax or investment advice?

No. This is general guidance. Eligibility and transaction-specific advice need confirmation from qualified professionals.
