The short answer
USD 10 million is AED 36.725 million using the dated CBUAE reference of AED 3.6725 per dollar. Dubai’s combined published registration shares on that price are AED 1.469 million. London and Singapore add buyer-profile-dependent purchase taxes; Singapore’s headline foreign-individual ABSD is 60%, subject to exceptions. Monaco has a sourced area benchmark, but a matched four-city mansion-size chart is not supported by the checked evidence.

Dubai: the dollar conversion and registration component
The CBUAE VAT exchange-rate output found in this review is dated 2 September 2026: USD 1 equals AED 3.6725. It is a tax-reference rate, not an executable bank quote for the research date. On that explicit basis, USD 10 million equals AED 36,725,000.
DLD’s ordinary completed-sale split is 2% buyer and 2% seller. At AED 36,725,000, the buyer’s share is AED 734,500 and both shares are AED 1,469,000. If the contract puts both percentage shares on the buyer and USD 10 million is inclusive of them, the price ceiling is AED 35,312,500 before every other cost. The trustee, title/map, professional, finance and furnishing lines remain additional.
No matched official ultra-prime Dubai floor-area benchmark was obtained here. The dollar conversion is factual and the fee arithmetic reproducible; it does not tell you a guaranteed number of bedrooms, beachfront metres or interior sqft. Build that part from current homes and properly defined DLD comparables.

London: an GBP 8 million worked stamp-duty example
HMRC’s residential bands from 1 April 2025 are 0% on the first GBP 125,000, 2% on the next GBP 125,000, 5% on the next GBP 675,000, 10% on the next GBP 575,000 and 12% above GBP 1.5 million. Non-UK residents generally add two percentage points. Additional dwellings generally add five points, with purchaser, relief and corporate rules requiring review.
For an assumed GBP 8 million individual residential purchase with no relief or new-lease rent charge, standard SDLT is GBP 873,750. A 2% nonresident addition is GBP 160,000, giving GBP 1,033,750. If the purchase is also an additional dwelling, another GBP 400,000 produces GBP 1,433,750. GBP 8 million is a chosen local-currency example, not an assertion that it equals USD 10 million.
Ask the buyer’s UK adviser to confirm residence status, worldwide holdings, ownership structure and relief. These figures show why a nominal property budget is not a like-for-like all-in acquisition budget. They do not establish a Mayfair price per sqft, which needs a defined transaction sample and separate area matching.
| Illustrative purchaser profile | SDLT only; other costs excluded |

| Standard assumed GBP 8M residential purchase | GBP 873,750 |
| Also non-UK resident, no relief | GBP 1,033,750 |
| Also additional dwelling, no relief | GBP 1,433,750 |

Singapore: foreign-buyer tax can dominate the headline budget
IRAS publishes residential Buyer’s Stamp Duty tiers of 1%, 2%, 3%, 4%, 5% and 6% across its value bands, and foreign-individual ABSD of 60% from 27 April 2023. Duties are based on the higher of consideration and market value. Particular nationality, treaty, remission and purchaser-profile rules can change the outcome; do not apply the headline rate to every buyer without advice.
For an assumed SGD 13 million taxable value and a foreign individual with no relief or remission, BSD is SGD 719,600 and 60% ABSD is SGD 7,800,000. Combined stamp duties are SGD 8,519,600 before other expenses. SGD 13 million is a local-currency example, not an asserted USD 10 million equivalent. The BSD breakdown is 1,800 + 3,600 + 19,200 + 20,000 + 75,000 + 600,000.
Singapore Land Authority says foreign persons require approval for landed residential property, including Sentosa Cove. Its published assessment estimate is about 30 working days after all required documents, subject to complexity. A large budget does not remove the approval requirement. Separate purchasing eligibility from the property’s price and desired floor area.

Monaco: one area illustration, with its statistical limits intact
IMSEE’s February 2026 observatory gives a 2025 estimated national benchmark of EUR 57,569 per sqm. It is a model including sales and resales with construction period, excluding villas and Monaco-Ville, on a saleable-area basis that includes balcony/loggia and partial terrace/garden area. It is not a Carré d’Or mansion rate.
An assumed EUR 10 million divided by that benchmark equals about 173.70 sqm of statistical saleable-area equivalent. That is deliberately a euro example, not USD 10 million and not a live listing. A unit-area calculation cannot promise a residence is available at the implied price, or reconcile net internal area in London with saleable area in Monaco.
The four cities therefore have useful, sourced acquisition facts but not a defensible uniform mansion-size ranking from this evidence. Choose the actual dwelling type and buyer profile first, then compare total cost, eligibility, tenure, space definition and current inventory. General editorial examples are not personal tax or legal advice; local advisers must confirm the transaction.

Keep currency and ownership questions visible
Record the exchange-rate source and date alongside any converted benchmark. If prices and currency conversions come from different periods, explain that choice. A change in exchange rates can alter a cross-city illustration without any change in local property values.
Separately ask qualified advisers to confirm purchasing eligibility, the proposed ownership form and applicable transaction obligations in each jurisdiction. Those questions depend on the buyer’s circumstances. A favourable floor-area comparison does not establish a right to buy.
Also consider how the home fits your life: travel patterns, family needs, servicing and the amount of administration you want to take on. These are brief questions, not claims that one city is universally better than another.

Use the comparison to sharpen a real shortlist
The useful output is not “this city wins”. It is a clearer statement of what the budget should deliver: a particular location, layout, privacy level and standard of property. Then test those requirements against real homes, current documents and transaction evidence.
For a Dubai shortlist, separate asking price from the evidence supporting it. Note the property’s condition, plot, built-up area and any material difference from the transactions used for comparison. A city benchmark should never be presented as a valuation of the selected residence.

Common questions
Is the Singapore 60% ABSD universal?
It is the published headline foreign-individual rate, subject to specific purchaser, nationality, treaty and remission rules. Get transaction-specific advice.
Do these examples compare identical USD 10M homes?
No. The Dubai conversion is dated; London, Singapore and Monaco use explicitly labelled local-currency examples to explain costs and methodology. No unsupported four-city floor-area chart is claimed.
