The short answer
For eligible non-Muslims, DIFC Courts’ Property Will covers up to five UAE properties or shares in them. Published registration is AED 7,500 for one Property Will or AED 10,000 for two mirror Property Wills for spouses registering together. It is not a full estate plan: company shares, other assets and guardianship may need a different route. Without a valid estate plan, do not assume title passes automatically to the person you intended.

A useful published option: five properties, not five asset types
DIFC Courts’ Property Will is a real-estate-only route covering up to five UAE properties or shares in up to five properties. The service is part of the non-Muslim wills system. Its geographic property scope should not be confused with a separate guardianship service or another court’s civil-will route.
One Property Will registration is listed at AED 7,500. Two mirror Property Wills for spouses registering together are listed at AED 10,000. That is AED 5,000 per will arithmetically in the mirror pair, but not a standalone AED 5,000 individual registration option. Drafting, advice and later probate are separate from the published registration fee.
For an owner with three directly held UAE homes and no other assets in the intended scope, a Property Will may be a route to discuss with qualified counsel. For someone with property-company shares, investment accounts or a guardianship objective, the asset mix is different. Do not equate owning a company that owns a villa with directly holding a property share for this service without legal confirmation.
| Published option | Registration fee | Scope |
|---|---|---|
| Single Property Will | AED 7,500 | Up to five UAE properties/shares |
| Two mirror Property Wills | AED 10,000 | Spouses registering together |
| Company shares or mixed assets | Different scope review | Ask about Full Will or appropriate route |

Why a Full Will can be a different decision
DIFC Courts describes the Full Will as the route for more than one asset type or combined assets and guardianship. Do not apply the Property Will’s five-property scope to every DIFC will. The correct route follows the owner’s assets and family objectives, not just the most convenient fee.
The Full Will page describes guardianship nominations for minor children residing in Dubai or Ras Al Khaimah. That wording differs from the Property Will’s UAE property scope. Keep those jurisdictional distinctions visible and have counsel confirm the family’s actual circumstances before relying on a nomination.
Give counsel title records, ownership-company documents, borrowing details and existing wills in other countries. Ask whether the proposed document interacts with or revokes any existing arrangement. The registration route is useful only if the signed document reflects the intended scope and is coordinated with the wider estate.

What happens after death is not a lifetime title transfer
Registering a will does not transfer the home during the owner’s lifetime. DIFC Courts’ rules distinguish registration from probate: probate orders deal with estate distribution and, where applicable, guardianship. A title today and a future estate-administration route answer different questions.
Without a registered will or other valid plan, the outcome depends on applicable law, ownership, family facts and existing documents. This guide does not declare that a spouse automatically receives everything or predict fixed inheritance shares for every foreign owner. Those claims would be both unsafe and unhelpful.
Prepare the practical file alongside the legal one: current title and finance information, entity records, service contracts and controlled access for authorised people. Ask counsel which events should trigger review, such as a new purchase, change in family circumstances or refinancing. Registration prices are known; a universal probate timetable or cross-border result is not.

The court outcome must still become registered title
DLD’s Inheritance Title Transfer changes ownership from deceased to heirs using the inheritance certificate and their identification. Keys, service-charge payments or a family agreement do not update the register.
Its checklist includes Legal Notification of Inheritance, resident/citizen heir Emirates IDs or non-resident passports, and an official transfer-request letter from Dubai Courts, another UAE court or Awqaf. Mortgaged property requires the lender NOC; a preliminary-sale agreement requires the developer NOC. Identify those branches early.
Published registration is AED 1,000 per property, AED 250 for title, applicable maps, AED 130 plus VAT partner fees and relevant knowledge/innovation lines. These are inheritance-registration charges, not ordinary sale percentages or a probate invoice. Eight working hours excludes obtaining the inheritance determination, disputes, NOCs and foreign documents. Without a will, counsel must first establish applicable law and recognised heirs and shares. With a will, court implementation can still be needed. Name both the adviser obtaining the legal outcome and the person completing registration.
| Stage | Evidence |
|---|---|
| Determine heirs/shares | Applicable law and court documentation |
| Prepare DLD application | Identity and official request letter |
| Mortgage/preliminary sale | Lender/developer NOC |
| Registration | Electronic title and map |

Common questions
What is the stated Property Will scope?
The cited DIFC route covers up to five UAE properties with an AED 7,500 single-will registration fee. Eligibility and the correct will type need qualified counsel.
Does will registration itself transfer title?
No. Following death, court and estate documents must support the property-registration process. Joint ownership should not be treated as automatic succession.
