An AED 100 million Dubai transfer: AED 4 million registration and the payment sequence

For an ordinary completed-property DLD sale at AED 100 million, the published registration split is AED 2 million from the buyer and AED 2 million from the seller.

    The short answer

For an ordinary completed-property DLD sale at AED 100 million, the published registration split is AED 2 million from the buyer and AED 2 million from the seller. The trustee fee is AED 4,000 plus VAT, not a percentage of the price. If your contract places both registration shares on you, allow AED 4 million for that percentage component alone. The published 25-minute service time is not the banking or mortgage-release timetable.

The completion statement: exact official fee lines

DLD’s completed-property sale service publishes 2% of sale value for the seller and 2% for the buyer. At AED 100 million that means AED 2 million each, AED 4 million combined. The contract can determine which party actually bears the cost, but the contractual allocation should not be disguised as a different published statutory split.

For sales of AED 500,000 or more, the service-partner fee is AED 4,000 plus VAT. At the standard 5% VAT rate, that partner line is AED 4,200. DLD also lists title deed issuance at AED 250, knowledge fee at AED 10 and innovation fee at AED 10, plus relevant map categories. These charges do not grow in proportion to an AED 100 million price.

The map lines include AED 225 for a unified Dubai Municipality map, AED 100 for land outside the municipality and AED 250 for villas/apartments. They are not all automatically cumulative. Ask the trustee for the property-specific completion statement rather than using a universal all-in total. Professional, NOC, finance and bank costs remain separate.

    The documents before the appointment

For individuals, DLD lists Emirates ID for identity verification or a valid passport for non-resident foreigners, and a developer e-NOC in freehold areas through Dubai REST. A company buyer requires company registration separately. A representative’s signing authority must be accepted for the actual transaction.

The listed payment methods include ePay, Dubai Pay, Noqodi Wallet and manager cheque. That does not mean each payment method is equally available for every component of a high-value transaction. Confirm the instrument, recipient and exact legal name with the bank and trustee before issuance. Use a trusted verification channel for changed payment details.

DLD lists 25 minutes as the sale-registration service time and electronic title deed and map among the outputs. That is processing of a ready transaction, not a promise that international funding review, an e-NOC or a finance discharge takes 25 minutes. Start bank documentation and acceptance checks before setting a completion date that depends on them.

A mortgaged seller creates a different sequence

DLD’s separate mortgaged-property sale process describes liability information and three manager cheques allocated to bank or developer debt, seller balance if any and DLD fees. Completion follows submission of the mortgage-release letter. Do not reuse a simple unencumbered cash-sale checklist and promise that the bank releases title on the spot.

Work backwards from liability validity, redemption arrangements, accepted funding and the trustee’s sequence. Record who receives each instrument and which evidence closes each stage. If price or debt changes, reconcile the completion statement before new cheques are issued. A large cheque is not evidence that every completion condition has been satisfied.

This guide concerns an ordinary DLD completed-property sale. A company-share transfer, gift, inheritance, off-plan registration or property on DIFC’s own real-property register may have different rules. A DIFC foundation buying a DLD villa is not the same jurisdictional transaction as buying a property registered within DIFC. Obtain the correct process for the actual asset and legal owner.

Prepare a completion record, not just a meeting

Agree who will check the final documents, record the payments and obtain the ownership and handover evidence. Include practical items such as access, keys, service contacts and the property condition where relevant to the contract.

The size of the purchase makes coordination more important, not a reason to improvise. We can keep the acquisition workstream organised while banks and authorised registering parties confirm their requirements

Identify the conditions that can stop completion

Before the planned transfer, ask every relevant party to identify its outstanding conditions in writing. Separate documents awaiting review, funds awaiting institution confirmation and property-side matters awaiting resolution. A diary appointment does not prove that those conditions have been met.

Keep one completion checklist with a named owner for every item. Where the sequence depends on finance settlement or another approval, have the responsible professionals explain the order. The buyer should be able to understand the dependency without having to reconstruct it from several separate conversations.

Use a controlled process for changes. A new recipient detail, revised instrument or substituted signatory should go back through the appropriate verification route. Urgency is not a reason to rely on an informal instruction that contradicts the agreed transaction file.

Finally, define what evidence will show that each stage has completed and where it will be stored. Include the appropriate ownership, payment and handover records for the actual purchase. This produces an accountable transfer plan without promising that every large transaction follows the same process or finishes within a fixed period.

    Common questions

How much is registration on an AED 100 million completed-property sale?

DLD lists 2% buyer and 2% seller: AED 2 million each and AED 4 million combined. Contractual cost allocation must be confirmed; other charges are additional.

Does the 25-minute target mean funds and mortgage release clear that quickly?

No. It is the registration-service time for a ready transaction, not bank review, remittance or discharge timing.

    Who handles my enquiry?

Can I enquire on behalf of a principal?

Is this legal, tax or investment advice?

No. This is general guidance. Eligibility and transaction-specific advice need confirmation from qualified professionals.
