    In a building handed over in the last two years there are always sellers who bought off-plan and now need to exit. That is the cleanest source of below-market pricing in Dubai.

    Snagging and warranty

    Developers carry a one-year defect liability and a ten-year structural warranty from handover. On a recent completion, both are still live, which a ten-year-old tower cannot offer.

    Real yields, not projections

    A building that has been occupied for a year has actual rents and an actual service charge. The yield you calculate on it is a fact rather than a developer estimate.

    Can I buy a resale unit in a recently completed Dubai project?

    Yes. Once a project hands over, original buyers can sell freely and the transfer runs through the Dubai Land Department. We track which of these units are priced below the developer's most recent release.

    Are newly completed buildings cheaper than off-plan?

    Sometimes. Where original buyers need to exit, resale pricing in a newly handed-over building can fall below the developer's final phase, and the unit is available immediately rather than in three years.
