Wasl's 121-villa Cedarwood Estates launches into a Jumeirah Golf Estates market that has doubled year-on-year. An editorial read on the launch, the data, and what it means.

Cedarwood Estates is the latest chapter of Wasl's Next Chapter at Jumeirah Golf Estates, and it sits firmly within JGE Phase 2. Phase 1 (the original Jumeirah Golf Estates villa communities) has been largely absorbed and now trades almost exclusively on the secondary market. Cedarwood is a fresh, primary-market opportunity inside the same address: 74 low-density golf villas threaded along the southern fairways, designed for buyers who measure a home in privacy, light and proportion rather than square footage alone. It launches into a community whose data is, by any reading, having its strongest year on record.

Why this launch, why now
The argument for paying close attention to Cedarwood is not built on the brochure. It is built on the year-to-date data for the wider community in which it sits.
Between 1 January and 24 April 2026, Jumeirah Golf Estates registered 309 residential sales transactions worth AED 3.9 billion. Over the same window in 2025, the community recorded 154 transactions worth AED 1.7 billion. Volume has effectively doubled year-on-year; total value is up by roughly 129 per cent. The average transaction value moved from AED 10.9 million in 2025 to AED 12.8 million in 2026, a 17 per cent increase reflecting a buyer mix that has tilted further toward larger, golf-front product.
The single most striking feature of the data is the share of activity coming from Phase 2, the Wasl-developed Next Chapter masterplan launched in May 2025. Of the 309 residential sales recorded year-to-date, 190 sat inside two Wasl Next Chapter clusters alone, Ashwood Estates (135 sales · AED 2.2 bn · ~AED 2,200/sqft) and Pinewood Village (55 sales · AED 384 m · ~AED 1,800/sqft). Together that is roughly 61.5 per cent of all JGE sales registered in the first four months of the year.
Cedarwood is not a launch chasing the market. It is a launch the market is already chasing.

Where Cedarwood sits in the Wasl sequence
Wasl's Phase 2 masterplan, The Next Chapter, has been rolled out in deliberate, distinct chapters, each architecturally distinct from Phase 1's original villa stock. Pinewood Estate Homes introduced 3 to 4-bedroom townhouses for community-led family living. Ashwood Estates took the architectural register higher, residences attuned to atmosphere, shadow and structure. Cedarwood Estates is the most private of the three Phase 2 chapters: 74 golf-front villas, 4 to 6 bedrooms, with full infinity pools and double-height foyers. For an investor reading the ladder, the progression is clear, and Ashwood's per-sqft pricing has done quiet but useful work in establishing the band Cedarwood will sit within.

Wasl's specification for Cedarwood reads as a sustained exercise in restraint. Every home is designed as a self-contained private retreat:

Villa typologies, sizes and pricing
Cedarwood Estates - South is a tightly curated release of 74 golf villas across three configurations. Each villa is a G+1+R composition, a private retreat in its own right, with a double-height foyer, elevator, full-height golf-course glazing, infinity pool, landscaped courtyard with water feature, three-car covered parking and VRF ducted cooling.

Per-sq-ft figures are derived from starting price / saleable BUA and provided for orientation only. The mix is weighted toward 4-bedroom product (39 villas), with 13 five-bedroom and 22 six-bedroom homes completing the release. Service charge is approximately AED 6 per sq ft per annum.
4-Bedroom Villa
The entry typology in the release, and the most plot-efficient. 6,086 sq ft of saleable area on plots from 6,361 to 7,406 sq ft, sized for families who want the full Cedarwood specification, golf frontage, courtyard, infinity pool, elevator and three-car parking, without stepping into double-digit-thousand-sqft territory.
5-Bedroom Villa
The most flexible footprint in the release. 7,647 sq ft of saleable area distributed across roughly 3,539 sq ft on the ground floor, 3,491 sq ft on the first floor and 617 sq ft on the roof level. Plot sizes vary widely, from 9,472 to 18,091 sq ft, which means corner and end-of-cluster positions in this typology carry meaningfully different garden and frontage profiles.
6-Bedroom Villa
The flagship Cedarwood specification. 9,214 sq ft of saleable area, with 4,382 sq ft on the ground floor, 4,229 sq ft on the first floor and 603 sq ft of usable roof terrace. Plots run from 10,764 to 15,105 sq ft. This is the typology that anchors the architectural language of the release: deepest setbacks, largest infinity pools, most generous double-height entrance volume.
Materials and finishes
The interior palette is consistent across all three typologies: Calacatta marble-look porcelain feature walls, travertine stone accents, recon veneer joinery, grey porcelain general flooring, textured paint accent walls, crystal-clear glazing and a mix of stainless steel, bronze and black metal ironmongery. Restraint, not ornament.
The setting
Cedarwood lives inside one of Dubai's most established premium villa addresses. Direct access reads almost as a private members' list:

The Earth course is scheduled to host the DP World Tour Championship from 12–15 November 2026, a useful reminder that the community's anchor amenity is not decorative.

Three observations from our advisory desk on what Cedarwood means in context.
One, the pricing pull-through is real. Ashwood's 135 transactions at roughly AED 2,200 per square foot have done the unglamorous, useful work of setting the per-sqft band buyers now anchor to inside JGE Phase 2. Cedarwood's lower-density, golf-frontage product line is positioned to inherit that anchor rather than have to re-establish one, a meaningful difference in launch dynamics.
Two, the buyer profile is end-user, not flipper. 4 to 6-bedroom villas with private pools and elevators do not attract speculative ticket-flippers in volume. They attract HNW families looking for low-density, golf-frontage living with a multi-year time horizon. That is precisely the buyer base that has historically held value in JGE through varied market conditions.
Three, what to watch. The two-thirds-Phase-2 share of JGE's 2026 transactions is a feature of this specific moment, not a permanent characteristic. Phase 1 is now almost entirely a secondary-market story; as that resale supply rebuilds and Wasl's Phase 2 clusters move through their construction cycle, the balance will shift. The listing-versus-transacted spread within JGE sub-communities is the single most useful signal to watch over the next two quarters; we will be tracking it.

How to submit an Expression of Interest

- EOI amount: AED 500,000, by cheque payable to JGE Real Estate LLC.
- Submission window: open until 15 May 2026, accepted in person at the Wasl Experience Centre, 09:00 to 17:00.
- International buyers: the EOI may be paid via bank transfer in lieu of a UAE cheque.
- Allocation: spots are confirmed on 18 and 19 May 2026, based on EOI submissions and invitations issued by the developer.
